There is no short answer to the question of what makes a land parcel good for development. Development Suitability discusses issues contained in the three categories of factors – private and public controls, physical characteristics and location – that generally impact the potential of land for development. It explains why, for instance, frontage on an existing street is essential, but too much or too little frontage can increase the cost of developing the parcel and therefore, decrease the profitability of the land development.
